Job Summary

The Turn Technician performs repair functions at single family residential properties that are identified for “internal” turn during periods of vacancy.  This field-based role is responsible for executing all repairs assigned by the market leadership team, in a timely and efficient manner.

Essential Job Duties and Responsibilities

  • Self-perform repair work required on vacant homes as assigned by the market leadership team
  • Identify and communicate to the Superintendent additional scope of work required on a turn project that is not identified in the original assigned project scope yet required to restore the home to Invitation Homes’ standards
  • Identify and communicate to the Superintendent any potential opportunities to reduce scope of work and associated costs on a turn project without compromising on safety or quality standards
  • Conduct quality control inspections of own work prior to notifying Superintendent of turn project completion
  • Support project coordination goals identified by Superintendent that may require collaboration with third-party contractors
  • Comply with all completion milestones and communicate immediately to the Superintendent if assigned repair work will not be completed as scheduled
  • Conduct all activities in accordance with company policies/procedures and all State and Federal regulations (i.e. ADA, Fair Housing, HAZCOM programs, OSHA and lead-based paint)
  • Provide support with property inspections as required by the business
  • Perform other duties as assigned including the possibility of resident-facing activities (e.g. maintenance, move-in orientation, etc.)

Education and/or Experience

  • High School diploma or equivalent
  • Minimum one year of previous experience in property management maintenance, other building maintenance or related trade is required

Skills/Specialized Knowledge

  • Knowledge of federal fair housing laws and any applicable local housing provisions
  • Ability to read, write and understand English
  • Ability to use a personal computer, iPad, Yardi Work Order module, or other computer tracking systems
  • Excellent customer service and interpersonal skills is preferred; including ability to relate to others and defuse situations involving angry or difficult people
  • Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce
  • Strong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlines
  • Ability to perform basic mathematical functions
  • Ability to multi-task
  • Ability to make quick and effective decisions and analyze and resolve problems
  • Ability to work in a fast- paced, ever changing environment; must be adaptable and flexible
  • Ability to maintain confidentiality
  • Ability to drive an automobile

Required Licenses or Certifications

  • Current driver's license and automobile insurance
  • May require one or more of the following certifications:
    • EPA Certification, Type I and II
    • HVAC Certification
    • CPO certification (pool)
    • Other licenses and/or certifications as required by state law

Other Requirements

  • Ability to be at work on a regular and consistent basis; overtime may be required for this position. 
  • Must maintain professional appearance and comply with prescribed dress code policy
  • Must comply with all safety regulations, including the use of back brace, safety goggles and gloves when appropriate
  • Ability to work weekends and non-traditional holidays if needed
  • Must be reachable via phone, except during approved time off
  • Must provide basic hand and power tools
  • Must have reliable vehicle transportation to conduct reviews at any home with associates as scheduled
  • Extensive travel within assigned portfolio required

Physical and Mental Demands

  • Standing, walking, and/or sitting for extended periods of time
  • Frequent climbing, reaching, and use of fingers
  • Moderate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing
  • Sustains substantially recurring movement to fingers, hands, wrists, legs, and feet
  • Ability to lift and/or move an excess of 50 pounds or more
  • Ability to use standard maintenance equipment
  • Ability to operate assigned equipment and vehicles
  • Ability to verbally communicate to exchange information

Work Environment

  • Indoor and outdoor field environment
  • Exposure to atmospheric conditions
  • Travel from site to site
  • Work and/or walk on various types of surfaces
