Our client is seeking a Senior Vice President responsible for providing the leadership and strategic direction necessary to achieve the financial goals for Equity Lifestyle Properties’ North region. The Senior Vice President is the top operational leader in the region and the core focus of this position is to increase asset value and operating performance at each of more than 50 assets in the portfolio. In collaboration with the ELS C-Suite, Asset Management, Acquisitions, Finance and Sales teams, the SVP will provide oversight of manufactured housing communities and RV campgrounds and resorts. Success in this role will be measured based on achievement of goals including:
    • Maximize property NOI
    • Occupancy rates
    • Expenses which are monitored and controlled
    • Guest and resident satisfaction scores
    • Properties maintained to the highest standards
    • Curating a culture of growth and opportunity 
Duties include:
    • Setting measureable business goals and objectives
    • Timely preparation of annual operating and capital budgets including CapEx recommendations
    • Consult with Operations Leadership and Asset Management Leadership to establish short and long-range business plans for the region
    • Organize, supervise and control the planning process for the region and ensure that the regions   operate at or above planned levels of performance
    • Supervise and control the budgeting process and ongoing budget compliance within the region; collaborate with asset management on planned operating variances and monitor these variances
    • Maintain a current understanding of the physical condition and market position of every community in the region 
    • Regularly visit communities to instruct and assist Vice Presidents, Senior Regional Managers and/or Regional Managers; monitor and assess physical assets, the quality of customer service, and management effectiveness 
    • Review monthly financial statements and for each community and review/address written reports received from Senior Regional, Regional and/or Community Managers concerning variances when warranted 
    • Maintain an in-depth understanding of the implementation of the community expansion and improvement programs as planned
    • Assist with the due diligence evaluation of prospective acquisitions within the region and in the preparation of short range and long range business plans as well as perform income statements and initial budgets
Requirements are:
    • Bachelor’s degree (B. A.) from four-year college or university 
    • 15+ years experience as a senior property management and operational leader
    • Experience managing a large portfolio of real estate
    • Strong financial acumen
    • Ability to evaluate properties and capital expenditure (CapEx)
    • Proven experience in assessing, coaching and managing a staff
    • Strategic problem solver with the ability to anticipate issues 
    • Ability and willingness to travel up to 40% of the time
    • Excellent written and communication skills
